Communities like Winnetka, Lake Forest, and Kenilworth maintain Architectural Review Boards specifically to preserve the historic character that drives their property values. Get the permitting right and your project starts on schedule; get it wrong and you can face 4-8 week delays, stop-work orders, and fines. This guide is based on our actual experience pulling permits in every major North Shore municipality across 280+ projects.

Permits are required across the entire North Shore for: any plumbing relocation or addition, any electrical addition (new circuits, panel upgrade, EV charger), all structural changes (wall removal, floor opening), all decks over 30" off grade, any exterior addition (deck, porch, garage), bathroom or kitchen remodels involving plumbing/electrical changes, basement finishing, window replacement (in some municipalities), and roof replacement.
Generally no permit needed for: interior painting, flooring replacement (like-for-like), wallpaper changes, cabinet refacing (no plumbing/electrical change), cosmetic-only kitchen refresh (no fixture or appliance relocation), interior trim/baseboard work, and same-location appliance replacement.
