Overview

Bathroom Renovation in Chicagoland

A bathroom is one of the most used rooms in your home, yet it is often the last to be updated. If you are still living with builder-grade tile, a worn fiberglass tub surround, or a vanity that lacks storage, a professional bathroom renovation can dramatically improve your daily routine and add measurable resale value. In Chicagoland's competitive real estate market, an updated master bath is consistently listed among the top three features buyers look for.

CrestLine Home Pro specializes in bathrooms of every size and scope. We handle compact powder room makeovers, hall-bath upgrades for busy families, and luxury master-suite transformations that include curbless showers, freestanding tubs, heated tile floors, and custom double vanities. Our design process begins with an in-home assessment where we discuss your aesthetic preferences, storage needs, and any accessibility requirements. We present material samples — porcelain or natural stone tile, quartz or solid-surface countertops, fixtures from Kohler, Delta, and Moen — so you can see and feel the finishes before committing.

Waterproofing is the foundation of a lasting bathroom. We use Schluter DITRA and Kerdi membrane systems on all shower installations to prevent moisture infiltration, and every wet-area is tested before tile goes on. Our licensed plumbers handle fixture rough-ins, drain relocations, and supply-line upgrades, while our tile setters deliver precision layouts with tight grout lines.

Whether you are converting a bathtub to a walk-in shower, adding a basement half-bath, or creating an aging-in-place bathroom with ADA-compliant features, we manage permits, inspections, and every trade from start to finish.

In-Home Assessment

We evaluate your existing bathroom layout, plumbing locations, ventilation, and structural conditions. You share your vision and we discuss what is achievable within your budget.

02

Material Selection & Proposal

We present tile, vanity, fixture, and countertop options with samples. You receive a fixed-price proposal with a day-by-day timeline and no hidden costs.

03

Demolition & Plumbing

Existing surfaces are removed, plumbing is relocated or upgraded as needed, and waterproof membranes are installed in all wet areas before any tile work begins.

04

Tile, Vanity & Fixtures

Floor and wall tile are set, the vanity and countertop are installed, and all plumbing fixtures, lighting, mirrors, and accessories are connected and tested.

05

Final Inspection

We walk through the completed bathroom, verify every detail, and ensure plumbing, electrical, and ventilation meet code before handing over the finished space.

Project Tiers

Three Standard Bathroom Reno Tiers

Below are the three project tiers we deliver most often for bathroom renovation. Each represents a different budget, scope, and finished result. Most Chicagoland homeowners land in the middle tier — but knowing all three helps you understand where your project fits.

Tier 01

Guest Bath Refresh

$8,000 – $16,000

Same footprint, fresh fixtures. New vanity, toilet, faucet, lighting, tile around tub or shower, fresh paint, new flooring. No layout or plumbing relocation.

  • Stock or semi-custom 36-48" vanity
  • Standard or premium faucets (Moen, Delta, Kohler basic)
  • New comfort-height toilet
  • Tile tub surround or shower walls with shampoo niche
  • Porcelain, LVP, or ceramic tile floor
  • Updated lighting and exhaust fan
  • Walls, ceiling, trim repainted
Tier 02

Full Bathroom Remodel

$18,000 – $32,000

Layout tweaks possible. Tub-to-walk-in-shower conversion popular. Semi-custom vanity, custom tile, frameless glass. Most-common Chicagoland scope.

  • Curbless or curbed walk-in shower with bench option
  • Frameless glass shower enclosure (3/8" or 1/2")

Materials Deep Dive

Choosing the Right Materials for Your Bathroom Reno Project

Material selection drives 40-60% of your project cost and 100% of long-term satisfaction. Below are the trade-offs we walk every client through during the design phase — with our honest recommendations based on Chicagoland project experience.

Shower Waterproofing

Schluter Kerdi membrane

Pros: Industry-standard sheet membrane. Bonds to substrate, accepts tile directly. 20+ year track record.
Cons: Requires careful installer training. Higher labor cost than liquid alternatives.

RedGard liquid waterproofing

Pros: Brush-on application. Cheaper than sheet membranes. Newer technology.
Cons: More installer-dependent for proper coverage. Less proven long-term track record.

Hot-mop or paper liner (older method)

Pros: Lowest cost. Traditional method.
Cons: Fails after 10-20 years. Hidden leaks cause major damage. We do not use this method.

Our Recommendation

Schluter Kerdi for any CrestLine bathroom — proven, durable, and the standard for serious tile work. We never accept hot-mop or paper liner installations because hidden leaks are a 10-20 year ticking clock.

Tile Selection

Porcelain (large-format 24x48)

Pros: Modern look, fewer grout lines, dramatic statement. Wide selection of marble/stone looks.
Cons: Requires perfectly flat subfloor (often needs self-leveling underlayment).

Porcelain (mid-format 12x24)

Pros: Sweet spot for budget vs impact. Easy install on most subfloors. Wide selection.
Cons: Less dramatic than large format.

Mosaic (12x12 sheets)

Pros: Classic look. Works well in shower floors (better drainage angle).
Cons: More grout = more maintenance. Limited visual impact in large rooms.

Natural stone (marble, limestone)

Pros: Unmatched luxury aesthetic. Patinas beautifully.
Cons: Etches from soap and shampoo. Stains. Annual resealing required.

Our Recommendation

12x24 porcelain wall tile + 12x12 mosaic shower floor + 12x24 floor tile is the safest universal choice. Large-format 24x48 in primary suites where subfloor is sound. Natural marble in Tier-1 historic homes only — and the homeowner must accept patina.

Common Mistakes

What Goes Wrong on DIY & Inexperienced Bathroom Reno Projects

The recurring errors we see on jobs we've been called in to fix. Worth checking against any contractor proposal:

  • 1Not waterproofing under tile correctly — failures appear at 10-20 year mark and cost $15K+ to fix
  • 2Choosing tile that looks great in dry sample but slippery when wet — always check coefficient of friction
  • 3Forgetting to plan for storage — single recessed niche per shower is not enough
  • 4Skipping ventilation upgrade with bathroom remodel — fan should be on 20 minutes after shower (timer switch)
  • 5Choosing wrong drain location for curbless shower — must slope toward drain at 1/4" per foot from all entry points
  • 6Picking shower glass before tile — pattern transitions matter visually
  • 7Selecting toilet without verifying rough-in dimension — 12" is standard but older homes have 10" or 14"
  • 8Forgetting GFCI on every receptacle within 6 feet of water — current code requirement
Expert Tips

The Small Decisions That Make Bathroom Reno Projects Great

Pro tips developed across hundreds of CrestLine projects — items most homeowners don't think to ask about:

  • 1Plan grab bar locations during framing — reinforce walls with 3/4" plywood even if you don't install bars yet (aging-in-place future-proofing)
  • 2Specify thermostatic shower valves — prevents temperature shock when toilet flushes or washing machine runs
  • 3Use a linear drain in curbless showers for cleaner aesthetic and easier slope geometry
  • 4Mount towel bars at 48" height (standard is usually 36" which is too low for adults)
  • 5Install medicine cabinet with adjustable shelves and integrated lighting — best storage-per-dollar in any bathroom
  • 6Use anti-fog mirrors with built-in heating elements in primary baths — eliminates after-shower fogging
  • 7Choose toilet with elongated bowl (front-to-back oval) for adult comfort vs round bowl
  • 8Specify GROHE or Hansgrohe shower valves for European-quality temperature control
Why Local Matters

Why Chicagoland Bathroom Reno Is Different

Chicagoland bathroom projects encounter universal issues: cast iron drain stack corrosion in pre-1960 homes, rotted subfloor below tubs from generations of micro-leaks, vent stack code violations from prior amateur work, and Chicago city plumbing code copper-only requirement. We assess all of these during the on-site walkthrough and document anything we expect to find at demo. Across 145+ bathroom projects since 2023, 90% of pre-1980 homes have hidden plumbing issues that affect scope — but we identify them up front so there are no mid-project surprises.

Warranty

Workmanship + Manufacturer Coverage

Every CrestLine bathroom project includes a 1-year workmanship warranty plus manufacturer warranties registered on your behalf. Schluter waterproofing carries a 10-year limited warranty against tile substrate failure. Kohler, Moen, and Brizo fixtures carry lifetime warranties on most components. Toilets typically 1-year mechanical warranty, lifetime porcelain. Warranty callbacks responded to within 5 business days.

Insurance

$2M Liability + Workers' Comp on Every Project

Bathroom work involves plumbing, electrical, structural, and tile — every CrestLine bathroom project is covered by our $2M general liability and workers' compensation policies. Subcontractor work (rare on bathroom projects) is covered by their own policies; we verify before allowing any subcontractor on site.
