Northwest Suburbs permitting is the most efficient of any Chicagoland region — most municipalities maintain online application systems, plan review averages 3-7 business days for standard remodels, and inspector availability is generally good. The complications here are usually HOA overlays (most subdivisions built after 1985 have HOAs that require approval on top of municipal permits) and stormwater detention requirements for larger decks and patios. This guide is based on our 180+ NW Suburbs permitted projects.

Permits required across all NW Suburbs for: plumbing modifications, electrical additions (new circuits, panel upgrade), structural changes, decks over 30" off grade or attached to home, exterior additions, kitchen/bath remodels with plumbing/electrical changes, basement finishing, window replacement (some municipalities), and HVAC replacement.
No permit needed for: interior painting, like-for-like flooring, wallpaper, cabinet refacing without plumbing changes, cosmetic kitchen refresh, baseboards/crown molding, and same-location appliance replacement.

Most post-1985 subdivisions have HOAs requiring approval for exterior changes (decks, patios, windows, paint colors). Some HOAs also approve interior renovation scope.
Most NW Suburbs accept online applications. Upload plans, application form, contractor license and insurance.
Municipality reviews against IBC, IRC, IPC, and local ordinances. Standard residential work is straightforward.
Larger decks and patios may require detention calculation. Site survey + drainage plan needed.
