Northwest Suburbs Remodel Permits: Arlington Heights, Schaumburg, Palatine

Northwest Suburbs permitting is the most efficient of any Chicagoland region — most municipalities maintain online application systems, plan review averages 3-7 business days for standard remodels, and inspector availability is generally good. The complications here are usually HOA overlays (most subdivisions built after 1985 have HOAs that require approval on top of municipal permits) and stormwater detention requirements for larger decks and patios. This guide is based on our 180+ NW Suburbs permitted projects.

Step by Step

The Northwest Suburbs Permit Process

Every step, in order, with realistic timing. Total time from application to permit-in-hand is the sum of all step durations.

  1. 1. HOA architectural review (if subdivision has HOA)

    2-4 weeks typical HOA cycle

Most post-1985 subdivisions have HOAs requiring approval for exterior changes (decks, patios, windows, paint colors). Some HOAs also approve interior renovation scope.

  2. 2. Municipal permit application

    Day of submission

Most NW Suburbs accept online applications. Upload plans, application form, contractor license and insurance.

  3. 3. Plan review

3-7 business days standard; 14 days for complex structural

Municipality reviews against IBC, IRC, IPC, and local ordinances. Standard residential work is straightforward.

  4. 4. Stormwater detention review (Schaumburg, some others)

5-10 additional business days when applicable

Larger decks and patios may require detention calculation. Site survey + drainage plan needed.

  5. 5. Permit issuance

    Same day after approval

Permit card printed, posted on site.

  6. 6. Inspections (in sequence)

Next-day to 3-day advance scheduling typically; NW Suburbs inspectors are generally responsive

Demo (some), framing, plumbing rough, electrical rough, HVAC, insulation, drywall (some), final.

  7. 7. Final inspection + Certificate of Occupancy

    Same week as final inspection

    All work approved; CO issued.

Common Mistakes

The Northwest Suburbs Permit Traps

The errors we see most often on DIY or out-of-state-contractor projects in Northwest Suburbs:

  • Skipping HOA review — work can be ordered torn down by HOA
  • Wrong stormwater calculation on a large deck — fail at submission
  • Working without contractor license on file with municipality
  • Closing walls before inspection passes — must reopen at homeowner expense
  • Wrong egress window dimension for basement bedroom
  • Missing AFCI on bedroom circuits — fails electrical rough
  • Wrong tempered-glass spec near tubs/showers — fails final
  • Not posting permit card visibly on home exterior — inspectors will leave without inspecting
